Church of the Nazarene - Westchester, California
BTG advised the Church of the Nazarene on the optimum use for a site which they own in Westchester. The site currently holds an underutilized wood frame and stucco church (attended by only twelve congregants) and an adjoining triplex, both in need of significant repair. Rather than simply sell the land to an investor or developer, the Church is looking to BTG to help maximize the value of this property. BTG conducted a feasibility study of the property's development potential by analyzing the zoning, location (proximity to area amenities such as restaurants, shopping, transportation, and beach recreation) and potential market demand. BTG determined that a condominium development is the highest and best use for this site.

Services provided for this project:

Contracted and worked with the surveyor and architect to develop concepts of how the property would best be utilized
Conducted market and feasibility analyses for the site
Created a timeline and budget for the development of condominiums on the site
Determined procedures, costs and timeline associated with filing a tract map for the project
Conducted comparative cash flow analysis for potential for-sale condominiums and for-rent apartments
