Maximizing the value of non-profit- or church-owned property is an excellent way for an organization to achieve its goals, whether creating income, expanding facilities, increasing parking, or providing its community with valuable services or housing.  Limited real estate knowledge, or limited capital, can result in a church or non-profit missing out on a golden opportunity to help its congregation and/or community flourish.  This is where BTG can help.  With over 40 years experience, we specialize in real estate development consulting for religious and non-profit organizations.

Services provided by BTG include the following:

Feasibility Study: 
BTG will determine the viability of a client’s proposed project by 1) conducting extensive zoning research to determine site requirements and constraints, 2) working with contracted professionals including a surveyor, architect and contractor for site, design, and cost data gathering, 3) conducting market analysis, 4) determining available funding sources including grants, incentives or other programs that can positively impact the project financing, and 5) creating a financial model, informed by the collected data, to determine project viability.

Developer Partnerships:
BTG will represent a client in the selection of a qualified developer-partner through a Request for Qualifications (RFQ) and Request for Proposals (RFP) process.  Land-rich, but cash-poor churches and non-profits can team with qualified developers to provide funding for projects that meet both the church’s or non-profit’s and developer’s goals.  For example, an affordable housing developer pays a church a ground lease payment for 55 years to develop an affordable housing project on church-owned land.  The church maintains ownership of the land, helps provide needed affordable housing in its community, receives cash from ground lease payments (upfront or spread over time), and the land and the project revert to church control at the end of the lease term.  It’s a win-win-win proposition with the church, the developer, and the community all benefiting.
