Construction Management Services and Owner's Representation
As Owner's Representatives, BTG will become involved at the pre-development phase and act in the owner's interest throughout the entire development process.  BTG's management style allows the owner to achieve their business, financial
& creative objectives, and also participate in the decision making process.  The role of BTG will be to advise on, execute and manage all aspects of the project in accordance with the owner's objectives.

What is an Owner’s Representative?

Who represents the owner…the lawyer prepares the contracts…the architect prepares the plans…the contractor builds the building? An Owner’s Representative works closely with the owner in three main areas -- Quality, Costs and Time. An Owner’s Rep oversees the architect to make sure the project is not over designed and the design meets the owner’s objectives. An Owner’s Rep works with the contractor to make sure the project has the right team, to make sure that their pricing is complete and their schedules are realistic. An Owner’s Rep's objectives are a direct reflection of the owner’s objectives. The owner will not have to deal with conflicts that arise during a project, allowing more time to focus on their interests, making the experience enjoyable.

Services provided by BTG include the following:

Pre-Construction/Design Phase

  • Strategic planning - maximize resources and execute a project in the most time and cost efficient manner
  • Project team selection - solicit, interview and select architects, engineers, consultants and contractors
  • Preliminary site assessment and budget analysis
  • Design/constructability review - identify any issues that may increase the project cost or duration
  • Contract/subcontract negotiation - prepare, award and administer contracts
  • Project management - project planning, issue streamlining and project scheduling

Construction Phase

  • Construction oversight and quality control
  • Review and negotiate change orders
  • Management of budget, costs and changes
  • Oversight of progress and implement deadlines
  • Communications with governmental authorities in obtaining plan approvals and required permits
  • Funds allocation and payment tracking

Close-Out Phase

  • Create summarization reports
  • Oversee final acceptance inspections of the project
  • Coordinate delivery of all final close-out documents including as-builts, bonds and warrantees, etc.
